In commercial real estate, one of the most overlooked aspects of tenant representation is responsiveness. This Orlando tenant representation story is a reminder that sometimes the most important thing you can do as a broker is simply answer the phone and get to work.
On January 16, the CEO of On Demand Staffing reached out after struggling to get a broker to return his calls. He needed help quickly finding a small office space in Orlando that could function as office and retail, with ample parking and proximity to bus lines, and he needed to secure a location quickly. Because his business serves people throughout the community, accessibility and convenience were critical factors in the site selection process.
After our initial conversation, Easton Ricks and I immediately began working through potential Orlando office lease and Orlando retail space for lease options that fit his operational needs. Drawing on my experience working throughout Orlando and its core districts, we focused our search on areas that would provide strong accessibility, visibility, and convenience for both employees and clients. Easton’s research and diligence were instrumental in evaluating different properties, traffic patterns, and site logistics as we worked through several options across the market.
After touring and analyzing multiple properties, we identified the right fit at 4515 Curry Ford Road, Orlando, FL 32812, a Curry Ford Road commercial property located near the Hourglass District in Orlando. The Hourglass District has become a growing area for local businesses and services due to its central location, neighborhood feel, and accessibility to surrounding Orlando communities. The property offered the visibility, parking, and accessibility the company needed, and it allowed them to move on a timeline that worked for their operations.
We quickly moved into lease negotiations with Monte Mitchell and Anthony Nguyen of Forness Properties and worked through the business terms to make sure the lease structure aligned with the company’s needs. Because timing was important, all parties stayed focused on communication and execution to keep the process moving forward and complete the Orlando office lease as efficiently as possible.
The space was identified on March 5, and the lease was executed with an effective date of March 23. From the initial phone call on January 16 to a signed lease in March, the entire Orlando tenant representation project was completed in roughly 60 days.
What stood out most about this project was not just the timeline, but the impact that responsiveness, market knowledge, and attention to detail can have on a growing business. On Demand Staffing needed a small office space in Orlando near the Hourglass District, and we were able to help them secure a location that supports both their team and the people they serve.
Every deal is different, but this one was a great reminder that sometimes the biggest value we bring as advisors in Orlando tenant representation is being available, being responsive, and helping clients navigate decisions quickly and confidently.
Thank you to OnDemand for this glowing testimonial: “When I first reached out, Amy was the only broker who actually answered the phone and took the time to understand what we needed and how quickly we needed to move. She and Easton were incredibly responsive and detail-oriented throughout the entire process, and they helped us work through several options until we found the right location. They made the process smooth and helped us secure a space that works for our team and our clients in a very short amount of time.”
